Boulder realtor Catherine Burgess offers another exciting market update for you, friends!
As is typical for this time of year, inventory has gotten thinner and under contracts are also down. As you can see from our numbers below, we’re not wildly out-of-alignment on this. Nationally, there are some leading indicators suggesting we may be in for a wild demand ride in 2022.

Local Market Update 11/28-12/05:
Boulder real estate agents had 43 new listings come to market last week, a little less than 53 in 2018, 50 in 2019, and 61 in 2020.
48 properties went under contract, a little less than 59 in 2018, 51 in 2019 and 65 in 2020.
We had .50 months supply of inventory, which was again less than 2018 (1.0), 2019 (.70), and 2020 (.58).
Year-to-date under-contracts show the overall strength of this year’s market, with 4685 in 2021, 4102 in 2018, 4260 in 2019, and 4540 at this time in 2020.
So, our 2021 market was a little more quiet last week than it was in the last three years. As the year-to-date numbers show, 2021 has had an incredible velocity. We will have to see if this is a trend or if the market picks back up.
Activity By Price Band 11/28-12/05:
The Burgess Boulder realtor team reports three weeks of fairly consistently high sell-through rates from $1.5mm and above. The higher end of the market is having a little end-of-the year (before interest rates really tick up) bonanza. The lower price points have also seen a lot of activity, but it has been less consistent and at a lower volume than at the higher price points.

Competitive Offers Plateau
After a significant decline since April 2021 in the number of competitive offers, October brought a plateau in this trend line. This plateau could be indicating that we will see the market heat up again, instead of continuing to cool.
Some parts of the country have more competitive housing markets than others, as demonstrated by the variation in the competitive offer rates in the chart below. Denver had 61.5% competitive offers in October 2021.
