Local Market Update:
Last week, we had 114 new listings, vs 100 in 2018, 106 in 2019, 125 in 2020.
Under-contracts were up, at 124. Contrast this with 84 in 2018, 78 in 2019, and 122 in 2020.
Last week we had 1.02 months supply of inventory, vs .99 MSI in 2018, 1.03 MSI in 2019, and .95 MSI in 2020.
Activity By Price Band:

Inventory in the $2.5+mm range is pretty thin right now, after several weeks of higher sales. The other price bands have seen sell-through rates that are slightly favoring sellers, as also reflected through the MSI.
National News: Top and Bottom of Market
The median sale price of U.S. luxury homes jumped 25.8% year over year in the second quarter, while the median sale price of the country’s most affordable homes rose 18.7%. By comparison, prices of mid-priced and affordable homes grew just 16% and 13.2%, respectively.
