The market is continuing to have more buyers than sellers because of the COVID migration. Sellers, now is the time to come to market.

2/14 – 2/21, 2021


While our quantity of new listings didn’t win any awards last week, it was in alignment with what we saw in 2018-2020.

Under-contracts were again almost exactly like 2019 again last week, with 2021 under-contracts at 91 and 2019 under-contract as 90. 2021 y-t-d under contracts were 512, with 2019 y-t-d under- contracts at 511.

All this said, as mentioned last week, there are more buyers circulating in the marketplace, creating a more competitive environment.

How Is The Local Market
By Price Band?


As usual, the bulk of our new listings came in the $500-$1mm price band.

To note, there was huge buyer activity in the $1-1.5mm category, with a 466.7% sell-through rate. The $1.5-2mm price band also a 200% sell-through rate. Inventory will be a little tighter in those price bands until we get more new listings.

More (WACK!) Local Real Estate Data


The charts below illustrate last week’s median new-listing price and median sales price.

These charts are from two different data systems, so there are differences in how the data is scrubbed and processed (so not a perfect apples-to-apples comparison).

Broadly, however, they illustrate a significant increase in new-listing prices, with the increase starting around November 2020, ending last week with a very increased median new-listing price. Median sale prices, while higher, are not reflecting a similar increase to what we saw in median new-listings.

To note, list prices are a leading indicator, while sale prices are a lagging indicator.

We’ll keep track of these and see what we can learn from them.
