The rising interest rates are bringing a little more balance into our market, with inventory rising both locally and nationally.

Local Market Update - Boulder County

Our Boulder realtor team is reporting on 139 new listings coming to market last week, vs 104 in 2018, 156 in 2019, 81 in 2020, and 105 in 2021.

82 properties went under contract, in contrast with 113 in 2018, 109 in 2019, 56 in 2020, and 97 in 2021.

We had 1.93 months' supply of inventory, in comparison with 2018's 1.79, 2019's 1.93, 2020's 1.88, and 2021's 1.36 MSI.

Year-to-date under-contracts continue to be low according to Boulder real estate agents. Last week we had 1083, whereas there were 1309 in 2018, 1379 in 2019, 1148 in 2020, and 1319 in 2021.

In summary, inventory is going up, while our under-contract rate is lower than normal, giving us a boost in inventory. Overall, our market is seeing far fewer transactions than in the last four years.

Let's look at inventory from one more perspective.

What is our total single family home inventory?

Activity By Price Band - Boulder County

Overall, the Burgess | Compass Boulder realtor group noticed less buyer activity last week relative to new listings. This is allowing us to amass a little bit of inventory, as we saw in the month's supply of inventory (MSI) number.

We had 29 price changes last week, significantly up from the last couple weeks, and very significantly up from January, February and March, see our bar graph.

Since the pandemic, buyers have flocked to sunbelt states, for lifestyle and better prices. As a result of the continued high demand, those markets are much more expensive, particularly in Phoenix, Las Vegas, Miami, and Tampa.

Nationally, the incredible inventory lows have been increasing, from a 30% low at the end of December 2021 to an 11.2% low now. If this trajectory continues, we should be up year-over-year sometime in the second half of the year.

Locally, the big news is that price reductions are up, indicating that seller's are no longer commanding the market so extremely. Nationally, interest rates are up significantly, vacation homes are down, price drops are up.

Local Market Update - Boulder County

Our Boulder realtor team reports that 107 new listings came to market last week, vs 124 in 2018, 135 in 2019, 67 in 2020, and 127 in 2021.

Boulder real estate agents had 93 properties go under contract, in contrast with 114 in 2018, 116 in 2019, 51 in 2020, and 107 in 2021.

We had 1.51 months' supply of inventory, in comparison with 2018's 1.97, 2019's 2.55, 2020's 1.16, and 2021's 1.59 MSI.

Year-to-date under-contracts last week were at 900, in comparison with 1098 in 2018, 1155 in 2019, 1050 in 2020, and 1133 in 2021, so approximately 200-250 under-contracts low for this time of year (outside of the 2020 pandemic year).

This smaller number of under-contracts is directly linked to low supply of inventory; there is lots of buyer demand, as documented by Core Logic's recent reporting of 2.2% appreciation in February 2022 alone.

Let's look at inventory from one more perspective.

What is our total single family home inventory?

Activity By Price Band - Boulder County

From a price band perspective, the $2-2.5mm market was super active for the last two weeks. Boulder realtors saw a fair amount of quiet, likely due to spring break, in a number of other price bands.

SUPER IMPORTANT: To note, last week and the week before, we saw an enormous uptick in price changes (which 99% of the time means price reductions). Check out the graph here. After almost no price changes for months, sellers have dropped price in every category. This is a leading indicator of a lessening of seller power in the market.

Surging Mortgage Rates and Home Prices Sideline Buyers

According to Boulder County realtors, the market still feels hot because housing supply remains near record lows, but there is a slowdown in online searches, home tours and mortgage applications, which are all leading indicators suggesting that some buyers are getting priced out. Still, our Burgess | Compass Boulder realtor group indicates that the market continues to feel very hot, with homes selling faster and for more money than ever before.

Asking Prices Drop, Suggesting Seller's Market Loosening

A fast-growing share of home-sellers are dropping their prices, another sign that the early 2022 housing frenzy is starting to ease as mortgage rates approach and pass 5% and inventory loosens. Twelve percent of homes for sale had a price drop during the four weeks ending April 3, up from 9% a year earlier and the highest share since early December. The rate of sellers dropping their prices is growing faster month over month than it has since August.

Pandemic-Driven Second-Home Boom Is Coming to an End

Demand for vacation homes dropped sharply for the second month in a row in March, with mortgage-rate locks for second homes at their lowest level since May 2020.

Demand for vacation homes was still up 13% from pre-pandemic levels, but it’s declining after a pandemic-fueled second-home boom last year. We expect demand for second homes to remain above pre-pandemic levels in the future, as remote work is here to stay for many Americans.

The slowdown in demand for vacation homes joins other early signals that the historically fast rise in mortgage rates and record-high home prices are pricing out some buyers.

Now is the time to bring your home to market - our local market sorely needs inventory. Nationally, inventory appears to have bottomed and to be on a steady upswing. Also, although interest rates are rising, the national migration rate is higher than ever.

Local Market Update - Boulder County

Our Boulder realtor team reports that 61 new listings came to market last week, vs 76 in 2018, 91 in 2019, 93 in 2020, and 68 in 2021.

Boulder real estate agents had 71 properties go under contract, in contrast with 90 in 2018, 82 in 2019, 61 in 2020, and 92 in 2021.

We had 1.03 months supply of inventory, in comparison with 2018's 1.15, 2019's 1.07, 2020's 1.63, and 2021's 1.03 MSI.

Year-to-date under-contracts continue to illustrate how low this year's inventory is. This year, we've had 732 under-contracts y-t-d. Compare this with 894 in 2018, 929 in 2019, 940 in 2020, and 954 in 2021. We have plenty of buyers; sellers, now is the time to bring your homes to market!

Let's look at inventory from one more perspective.

What is our total single family home inventory?

Activity By Price Band - Boulder County

Last week we saw relatively low activity in the $1.5mm+ markets. Week-over-week we're still seeing good activity in all parts of the market, with few price changes (reductions) overall.

INVENTORY MAY HAVE BOTTOMED

Nationally, inventory appears to have bottomed. Year-over-year, we started the year down 30%; we're now down 20%. If this trending continues, we should be up year-over-year in the second half of 2022.

(Sellers, any Boulder realtor will advise you that this is another reason to bring your home to market ASAP.)

NATIONAL MIGRATION RATE INCREASES

The number of buyers migrating from one part of the country to another has hit an all-time high. Before the pandemic, about 25-26% of buyers moved from one part of the country to another.

During Q4 2020, this number increased to 30.3%, hitting a high of 31.5% in Q1 of 2021, receding to 30.2% then climbing back up to 31.2% in Q4 of 2021. Q1 of 2022 saw a 32.3% migration rate.

Essentially, workers can still largely choose where they'd like to work. Given the 2020 / 2021 / 2022 increases in real estate values, many buyers are now priced out of their local markets and moving to lower-priced parts of the country.

Locally, think low inventory and highly competitive offer scenarios.

Buyers, below we’re going to talk about why this asking price may not be important.

Nationally, 2nd home purchases are up, investment purchases are up, and in general out-of-town buyers have a good chunk more to spend.

Local Market Update – Boulder County

We had 63 new listings come to market last week, vs 71 in 2018, 82 in 2019, 78 in 2020, and 75 in 2021.

63 properties went under contract, in contrast with 66 in 2018, 86 in 2019, 69 in 2020, and 81 in 2021.

We had 1.40 months supply of inventory, in comparison with 2018’s 1.97, 2019’s 1.71, 2020’s 1.95, and 2021’s 1.74 MSI.

With lower inventory, sellers are feeling pretty confident about their chances of selling. This is reflected in the (coincident indicator) price change numbers (usually a reduction), which are extremely low. Last week’s market had 8 price changes, where there were 31 in 2018, 42 in 2019, 23 in 2020, and 12 in 2021.

GIVEN this market info, in general, there is only one kind of deal in the market right now. The “deal” is getting the home.

Anecdotally, there still are a few overpriced unicorns that are selling below asking. We know of one over-priced property in which the seller said he’d be happy selling 10% below asking; this is certainly not the norm, with most properties right now selling 5%-20% above asking.

While this sounds staggering, as a buyer you need to keep in mind that the asking price of the property may be completely irrelevant. Use a good agent who can figure out what the asking price should truly have been, then figure out your offer from there.

In a market like this, the asking price may be irrelevant to market value; sellers have many different reasons for setting their asking prices, which may not reflect today’s market value.

In a significantly appreciating market, a successful buyer is the buyer who gets under contract. Don’t fixate on asking price or % over asking – it is likely a red herring. Think ‘future’ instead; think about the shortage of inventory, the extraordinary number of buyers circulating in the market, and the high likelihood of significant appreciation in the next two or three quarters. All these things create the property’s market value.

There is only one kind of deal in the market right now. The “deal” is getting the home.

Activity By Price Band – Boulder County

Though inventory is thin, there is a little more wiggle room above $2.5mm, from $1.5-2mm, and between $500k-1mm.

In general, there is a fair amount of activity in all price ranges.

In Q4 of 2021, investors bought 18.4% of US homes, roughly 80 million homes worth $50bb.

Nationally, relocating buyers continue to have approximately 30% more to spend than local buyers. In the Denver metro area, out-of-town buyers have 14.8% more to spend.

The Vacation-Home boom in 2022, with demand up nearly 90% over pre-pandemic levels. Primary home demand is up nearly 42% over pre-pandemic levels.

So, although nationally there is lots of press about the shortage of inventory, from our new listing numbers and our months supply of inventory, we’re again within the range of what has been historically normal for our local market. Keep in mind that at this time in 2020, COVID hadn’t yet hit; January and February 2020 numbers were representative of the norm.

National News:

Nationally, January 2022 is off to a rocket start.

January 2022 may be the most competitive month in housing history.

During the week ending January 9, median home sale prices surged 16% year-over-year to an all-time high of $365,000. Listings have been slower to hit the market this January than usual and demand has been rising; as a result, prices are rising.

Anecdotal evidence, Showingtime (the showing service) and mortgage purchase applications all show robust buyer demand this January. Mortgage rates rose to 3.45% during the seven days ending January 13, making homebuying more expensive as overall inflation hit a 40-year high.

Unless otherwise noted, the data in this report covers the four-week period ending January 9.

Data based on homes listed and/or sold during the period:

*The median home-sale price increased 14% year over year to $358,801.

*For the seven-day period ending January 9, the median price hit $365,000, up 16% from a year earlier and an all-time high.The median asking price of newly listed homes increased 12% year over year to $344,190.

*Pending home sales were up 2.5% year over year.

*New listings of homes for sale were down 11% from a year earlier.

*Active listings (the number of homes listed for sale at any point during the period) fell 28% year over year, dropping to an all-time low of 461,000.

Boulder realtor Catherine Burgess offers another informative market update for you, friends!

In a nutshell: The Boulder real estate agents at Burgess Group report that last week our local market behaved typically for this time of year; We are ending the year with over 600 more under-contracts than in 2018. Nationally, rents rose 7% in a month, up 21% from 2020.

Local Market Update:

Boulder County realtors had 33 new listings come to market last week, vs 37 in 2018, 29 in 2019, and 34 in 2020.

46 properties went under contract, in contrast with 43 in 2018, 60 in 2019 and 55 in 2020.

We had .63 months supply of inventory, which was slightly higher than 2018 (.47), 2019 (.38), and 2020 (.41).

Year-to-date under-contracts show the overall strength of this year's market, with 4797 in 2021, 4183 in 2018, 4375 in 2019, and 4660 at this time in 2020.

So, we'll be ending the year with ~ 614 more under-contracts than in 2018, ~424 more than in 2019, and ~ 137 more than in 2020. Phew! Our Boulder realtor team will have to watch to see if the market maintains momentum, or if we're going to see a return to the lower transaction levels of previous years.

Activity By Price Band:

After luxury buyers went under contract at a fairly frenetic pace for the past several weeks, last week luxury buyers slowed down, evidenced by the 50% sell-through rate. All the price bands from $2mm down had more (buyer) under-contracts than (seller) new listings.

National News: Important Headlines

Rents Up 7% in a Month, 21% Higher than in 2020

As some buyers priced out of the sale market and started looking to rent, the rental market has fielded additional demand.

There is so much additional demand that rents are now up 21% from 2020 year-over-year, and 7% up month-over-month.

People who have already purchased are likely to appreciate their fixed housing expenses.

For those of you who are just learning about real estate, especially at times of significant inflation, it is a tremendous asset to have fixed housing costs as a result of a fixed-rate mortgage or cash property purchase.

Subject Boulder County Inventory Up Last Week, Still Dearth; Nationally Home Supply Down By 1/2

Our headlines: Boulder County's new listings last week were in a normal range, but there is still a huge shortage of available homes. Nationally, the same news - home choice is down by 50%.

Local Market Update - Boulder County

Our Boulder realtor team reports that 85 new listings came to market last week, vs 71 in 2018, 90 in 2019, 102 in 2020, and 86 in 2021.

Boulder real estate agents had 79 properties go under contract, in contrast with 89 in 2018, 71 in 2019, 92 in 2020, and 106 in 2021.

We had 1.70 months supply of inventory, in comparison with 2018's 1.34, 2019's 1.64, 2020's 2.17, and 2021's 1.32 MSI. While this reflects an improvement in our number of new listings, overall our inventory is still much lower than previous years.

The current lower amount of inventory is reflected in our year-to-date under-contract rate. This year we're at 568 under contract. Compare this with 727 in 2018 (year-over-year), 757 in 2019, 752 in 2020, 732 in 2021.

Please remember that 2020 numbers are skewed by the March-May lockdown and ensuing pandemic year.

Activity By Price Band - Boulder County

Last week we had much less activity in the $2.5mm+, $1-1.5mm, and 0-$500k markets, with decent delivery of inventory, so those would be the price bands to shop this week.

Overall, if you look at the price band activity over the last 3-4 weeks, you'll see that all of our segments are moving, there is not one that has stalled.

Two Years Later: What did the Pandemic do to the U.S. Housing Market?

We've just passed the two-year anniversary of the coronavirus lockdown. The World Health Organization officially declared the pandemic on March 11, 2020.

Ask any Boulder realtor...They'll tell you that the national/global housing market has changed dramatically since then!

As alluded to above in our local info, today's national buyers today have half as many homes to choose from. Remote work and super low interest rates created massive buyer demand, which intensified the national housing shortage.

Homes are 34% more expensive, with the median sale price now at $369,000 than they were two years ago (year-over-year).

Grappling with fierce competition, buyers are twice as likely to pay above list price.

More than two-thirds of offers face multiple-offer scenarios.

Houses are selling twice as fast as two years ago. Nationally, typical homes are on the market for 25 days.

Nearly half of homes sell in just one week. Two years ago, less than one-third sold in just one week.

Nationally, we’ve had 19% year-over-year price appreciation according to Core Logic, with a slowing predicted by 2023.

Local Market Update – Boulder County

Boulder real estate agents had 62 new listings come to market last week, vs 91 in 2018, 95 in 2019, 80 in 2020, and 88 in 2021.

58 properties went under contract, in contrast with 83 in 2018, 85 in 2019, 75 in 2020, and 83 in 2021.

We had 1.72 months supply of inventory, in comparison with 2018’s 1.38, 2019’s 1.64, 2020’s 108, and 2021’s 1.07 MSI.

Let’s look at inventory from one more perspective.

What is our total single family home inventory?

Activity By Price Band – Boulder County

Activity in the upper end of the market was light last week, especially in the $2-2.5mm range. The lower end of the market saw pretty balanced ratios of inventory coming to market and going under contract.

Nationally, we’ve had 19.1% appreciation in year-over-year real estate prices according to the Core Logic Home Price Index. That is the highest appreciation seen since they began publishing this data in 1976.

Core Logic calls for a deceleration of price gains throughout the year, though they’re projecting above 10% for the first seven months of 2022. Home price gains are projected to slow to a 3.8% annual increase by January 2023.

51 properties went under contract, in contrast with 58 in 2018, 62 in 2019, 95 in 2020, and 77 in 2021.

We had 1.49 months supply of inventory, in comparison with 2018 (1.81), 2019 (1.72), 2020 (1.28), and 2021’s .87 MSI.

So, although nationally there is lots of press about the shortage of inventory, from our new listing numbers and our months supply of inventory, we’re again within the range of what has been historically normal for our local market. Keep in mind that at this time in 2020, COVID hadn’t yet hit; January and February 2020 numbers were representative of the norm.

The entry-level market and $1.5-2.5mm were very active last week, with the other price bands fairly quiet.

Nationally, January 2022 is off to a rocket start.

January 2022 may be the most competitive month in housing history.

During the week ending January 9, median home sale prices surged 16% year-over-year to an all-time high of $365,000. Listings have been slower to hit the market this January than usual and demand has been rising; as a result, prices are rising.

Anecdotal evidence, Showingtime (the showing service) and mortgage purchase applications all show robust buyer demand this January. Mortgage rates rose to 3.45% during the seven days ending January 13, making homebuying more expensive as overall inflation hit a 40-year high.

Unless otherwise noted, the data in this report covers the four-week period ending January 9.

Data based on homes listed and/or sold during the period:

*The median home-sale price increased 14% year over year to $358,801.
