Boulder County Stats 6/28-7/05/2020
There were huge gains in new listings, moving from from 106 to 169 this past week.
The market saw 100 price changes, up from 57, indicating that sellers are getting more serious about getting their homes sold.
Sold listings also showed big gains, going from 95 to 136. Keep in mind that this reflects the improved health of our market 30-45 days ago; solds are a lagging indicator.
Under contracts made huge gains, increasing from 100 to 164. Under contracts are coincident indicators, reflecting the current status of the economy. This increase shows continued robust buyer demand after a little Fourth of July seasonal dip.
Our overall sell-through rate was 1.03%, indicating a very balanced market between buyers and sellers.
Price bands are showing a lot of consistency with previous weeks.
$500K-$1M Under-Contracts remain very strong, and the $2M+ range made a notable increase over 2019 numbers.

Our overall numbers were down somewhat last week, though this is still an extremely strong showing. We will have to see if the decreased activity reflected 4th of July fun or if our market is starting to quiet like a typical July now.
